Modern Methods of Construction
Modern Methods of Construction
Using the latest in modular and prefabricated construction methods, MFP Building Solutions are able to design, engineer and construct a variety of building types, including homes, apartments, commercial and education buildings.
In partnership with leading offsite manufacturers and the use of in-house production facilities, we are able to manufacture building components, or entire buildings offsite, in a controlled or factory environment. Once the building components are manufactured, they are transported to the job site and assembled by fixing onto a prepared foundation or substructure. The buildings are then finished with roofing, external cladding, insulation and other materials to suit local surroundings, or the design brief.
Offsite construction offers several advantages over traditional building practices.
We work on projects such as these across Derby, Nottingham and surrounding areas.
- Greater flexibility & customisation
- Faster build times
- Superior precision and quality control
- Reduced construction time
- Lower maintenance costs
- Overall greater efficiency and cost savings
There are several different types of offsite construction, overall, the main differences are the level of prefabrication and assembly completed offsite, and the complexity of the building components, with each method having its own advantages. The best option depends on the specific requirements of the project.
Panelised Construction
Typically used for residential and low-rise commercial buildings. This involves the manufacture of offsite wall panels, floor panels and roof trusses.
Major benefits are:
- Fully customized designs
- High level insulation resulting in improved energy efficiency and reduced costs
- Fully constructed panels transported to site for final assembly, with greater ease and reduced costs
- Smooth completion of exterior cladding, roofing and other finishes.
- A more sustainable building solution resulting in a lower project carbon footprint
Modular Construction
This approach is often used for residential and commercial buildings, such as apartments, hotels and schools. Entire modules are manufactured offsite in a factory setting and then transported to the construction site for final assembly. Typically supplied fully finished internally, they are connected on site to create a complete building.
Volumetric Construction
This approach is employed for more complex buildings, such as hospitals, hotels and high-rise residential projects, featuring multiple rooms and levels. In this instance, volumetric modules are manufactured offsite in a factory, supplied complete with interior finishes, electrical, plumbing and HVAC systems. They are then connected on site to create a complete building.
Ascertaining the most suitable approach…
The best suited method to build using offsite construction will depend on the specific project requirements and constraints. Factors such as cost, construction time, building performance and sustainability will need to be considered and evaluated.
Key things to note and consider…
- Offsite construction offers a range of sustainability benefits including reduced waste, improved energy efficiency and the use of renewable materials.
- Construction timeline and cost will depend on the method selected and should be considered in relation to the overall project schedule. Offsite construction offers significant time savings compared to traditional build methods and will vary depending on the type of offsite construction employed.
If you are considering the benefits of offsite construction, MFP Building Solutions are able to provide a seamless service, with expertise in delivering traditional building practices; including the initial ground works, ground gas protection (if applicable), and the preparation of suitable foundation and substructure.
